2050 Strategy
Our asset strategy is a long-term plan to ensure our homes remain good quality, affordable, and fit for future generations. It focuses on investing in our homes to improve energy efficiency and reduce running costs for residents.
The strategy surpasses existing standards; while the average Energy Performance Certificate (EPC) rating in the UK is D, we aim for nothing less than a C at the properties we are upgrading.
Over the next 25 years, we will enhance the homes in which our residents live, focusing on building new homes in areas with high housing demand. By the end of 2025, we aim to have reduced carbon emissions from our new homes by 75% compared to 2013 levels, positioning us as the leading housing group for good quality, sustainable, and affordable homes by 2050.
Our sustainability strategy
Our sustainability strategy is designed to deliver significant environmental and social impact across all our operations. Central to this is our commitment to achieving net zero carbon emissions by 2050, as outlined in our Clarion 2050 Strategy. This plan focuses on upgrading our homes to be more sustainable, comfortable, and energy-efficient, ensuring they meet the needs of current and future residents.
Complementing this, our Nature Recovery Strategy aims to enhance biodiversity, improve community well-being, and build climate resilience. By integrating nature-based solutions into our developments and existing neighbourhoods, we strive to create healthier environments that benefit both residents and the planet.
We are also advancing sustainable development through innovative projects. For instance, in Hertfordshire, we are trialling approaches to meet the proposed 2025 Future Homes Standard, and through our partnership with the Hill Group and Octopus Energy, we are creating homes that produce more energy than they consume. These initiatives are part of our broader Climate Transition Plan, which sets the roadmap for our journey to net zero.
Beyond environmental initiatives, we continue to invest in social value through Clarion Futures. Last year, we funded projects that promote green spaces, biodiversity, and community cohesion, while also expanding support for residents facing the cost-of-living crisis. Initiatives like Warm Spaces and pilot programmes for energy efficiency have made a tangible impact, helping those most in need.
