Our mission is to provide homes for those who need them most. As the UK’s largest housing association, we manage over 125,000 homes, serving more than 360,000 residents nationwide.
Our commitment extends beyond housing; we strive to build thriving communities and enhance the quality of life for our residents.
What we do
Our core focus is on delivering affordable housing solutions. In the financial year 2023-24, we invested £418 million in maintaining and improving existing homes, ensuring they meet the highest standards of safety and comfort. Additionally, we built 1,538 new homes, with 67% designated for affordable tenures, addressing the pressing need for accessible housing across the country.
Beyond housing, our charitable foundation, Clarion Futures, plays a pivotal role in supporting our residents. In 2023-24, we invested £18 million in community initiatives, generating £121 million in social value. This support helped 1,724 individuals secure employment and assisted over 6,000 households in managing their finances, reflecting our holistic approach to community development.
Who we are
Formed in 2016 through the merger of Affinity Sutton and Circle Housing, Clarion Housing Group has a rich heritage in social housing that dates back to the early 20th century. Our organisation comprises:
- Clarion Housing Association – Our core entity managing a vast portfolio of affordable homes.
- Latimer Homes – Our development arm, responsible for building sustainable and affordable housing.
- Clarion Futures – Our charitable foundation dedicated to community investment and resident support.
- Grange – Our property management service, ensuring our estates are well-maintained.
- Clarion Response – Our in-house repairs service, providing timely maintenance to our properties.
Our team of approximately 4,000 dedicated professionals works collaboratively to fulfil our mission and uphold our values.
Our social purpose
As a business with a social purpose, we reinvest any surplus back into our homes and communities. Our roots trace back to Victorian philanthropist William Sutton, who left his fortune to build social housing. Today, this legacy continues through our extensive social investment programmes, which generate significant social value each year. Our efforts include helping residents develop skills for employment, supporting financial resilience, bridging the digital divide, and funding community projects to enhance neighbourhood well-being.

- Operating Surplus – £237 million
- Investment in Existing Homes – £418 million
